Get More Living Space in The House
One of the ways to add square footage to your house is to "build up". If your lot is too small to expand your home, adding a second story can be a perfect solution. Sometimes adding a cozy apartment or studio over a garage can provide exactly what you want. Zoning codes must be consulted to ensure a second story design would work for your lot. Sometimes there are limitations on the total square foot of living space that may be built on a lot.

  • I have worked with ArcDesign on two home renovation projects; ranging from a master bathroom/closet addition to an extensive major home remodel. They have been wonderful to work with! Everyone in their office is professional, easy to communicate with, and architecturally talented! They are always quick to respond to any questions or requests, and truly care about bringing our vision to life exactly as we want it. Ben meticulously designed our dream home. His attention to detail and our desires really showed during the entire process. We highly recommend them!

  • I was very impressed with Arc Design. Randy worked with me till we got everything that I wanted in the plan for my mother-in-law apartment. He was very patient and listened to everything that I said and all of my ideas and it turned out exactly how I wanted it. He had great ideas that I didn't think of and I am looking forward to the build. I highly recommend this firm.

Things to Consider Before Adding a Second Story

If you want a second-story addition to your house, you need to be aware of additional work that my be required. It usually involves upgrading air-conditioning, plumbing, and electrical systems. Then of course, you'll need a place to live while the construction is being done, if you are already living in the house.

When designing a second-story addition to your home, you will need to sacrifice an area on the first floor where stairs would be located. Consider what the addition would be best located from an appearance perspective as well as feasibility of stair location. Your design can assist you with these problems and help you come to an optimum solution.

It can take more time to create a second-story addition than an addition on the ground floor. And, potential damage to the existing living spaces may occur. When you remove a portion of the roof over an existing living space, an unexpected downpour can cause damage to existing walls and floor. If you plan for potential additional costs, then you will not be caught unprepared if such occurs. These are things you should discuss with your contractor.
